Lower Level

— 8” to 10” thick, steel-reinforced concrete foundation with damp-proof sealer as per approved drawings for a stronger, drier lower level.

— 4” concrete floor over 4” pea rock or sand base.

— Energy-saving dual pane, argon gas-filled windows as per plan bathe the lower level in natural light as well as offering emergency egress. (insert energy star log)

— For the health and safety of your family, we install a radon venting system in every home we build. Radon, a naturally-occurring gas found in the soil, has been detected at levels above EPA recommendations in basements in this area.

— Tired timber window wells add rugged beauty while pea rock window well beds help direct water away from your home.

Wood Framing

Floors

— Thick ¾” tongue and groove plywood or OSB sub floor glued and screwed down (where applicable) delivers a sturdier floor and reduces annoying squeaks.

— 18” engineered open web floor trusses 10.2” on center help provide you a quieter/stronger floor. And due to their greater strength, floor trusses allow for longer spans, making more open spaces with fewer columns possible.

— With most of the mechanical, electrical & plumbing runs installed in the floor trusses, there is less likelihood of losing head space in basement to dropped soffits. In addition, having the heating duct work run through the floor system results in a more energy-efficient home.

Exterior Walls

— 2x6 framed exterior walls on house provide extra room for added insulation to ensure your comfort and lower energy bills.

— 2x4 exterior walls on garage.

— Compared to builders using foam sheathing, we build strong homes that are better able to withstand severe weather by using 7/16” OSB exterior wall sheathing, or similar, where applicable.

— Barricade® house wrap installed where applicable helps reduce air leaks in and out of your home, helping maintain more even temperatures throughout.

Interior Walls

— 2x4 framed interior walls, 16” on center.

— 2x6 framed wall on plumbing walls or where applicable.

Roof

— Engineered roof trusses 24” on center (per plan) reduce jobsite framing waste while creating a more solid roof system.

— 7/16” OSB sheathing with H Clips for a stronger roof.

— 3’ ice shield on all roof edges helps prevent costly ice damage.

— 30-year manufacturer’s warranty asphalt shingles in a choice of standard colors to complement your new home’s exterior.

— Hurricane clips installed on roof trusses keep the roof securely attached to the walls – something you’ll appreciate during severe weather.

Stairs

— The main staircase to the second floor includes closed risers – so nothing that is dropped can fall through an opening between the risers – with appropriate finishing materials per plan.

Exterior Finish of your New Home

Front, Side and Back of Home

— Mentally freeing! With the combination of brick and your choice of steel or highgrade vinyl siding as shown on the standard elevation, you can forget about ever having to paint the outside of your new Heritage Home. Select from among the many standard colors offered.

— Steel reinforced concrete approach and driveway.

— Brick step with poured concrete center per plan is a Heritage Homes signature item.

— Steel reinforced concrete sidewalk from front step to driveway.

— Your home site will be rough-graded (as weather permits) according to grades set by local and state code requirements. Additional fill or black dirt (in or out) if required to complete rough grade is the responsibility of the buyer.

— Unexpected construction-related issues such as additional permit costs, locating and connecting sewer, water electrical and gas lines above the normal span, the removal of trees, and any cost due to poor soil conditions that would require more sand and or taller concrete walls are the responsibility of the buyer Heritage Homes does not warranty settlement of fill or black dirt due to the climate or soil conditions, homeowner landscaping or watering practices.

Soffit/Fascia/Gutters

— Continuous vented aluminum soffit helps keep roof temperatures cooler in summer, reducing air conditioning costs in your home. Matching pre-finished aluminum, fascia and eave troughs are maintenance free, and the downspouts for your home swing up and out of the way for ease of yard work.

— These soffits, fascia and gutters are pre-finished, available in your choice of standard colors, and are backed by a lifetime manufacturer’s warranty against peeling and flaking.

Windows

— The windows in your new home meet or exceed Energy Star Guidelines – your assurance of ongoing energy savings and dependable performance.

— Pella® Pro-Line casement windows (per plan) combine the beauty of wood with super-efficient argon gas filled dual pane, low-e insulating glass, and include screens so you can enjoy refreshing evening breezes without the insects!

— Low-maintenance exterior cladding in your choice of standard colors. The pine interior jambs will be stained to match the wood casing around the interior of the window as close as possible.

Electrical

— 200 amp service is installed in our homes. Talk to us if you have special electrical needs!

— 2 weatherproof exterior outlets for your convenience.

— Telephone and cable television jacks in all bedrooms and the kitchen, plus living room and/or family room. Want a TV jack in the master bathroom or garage? Be sure to talk with your Heritage Homes representative!

— Rest assured – we include early warning smoke detectors direct wired with battery back-up.

— We also include a carbon monoxide detector in the basement, linked to all smoke detectors. The carbon monoxide detector is also hard wired with battery back-up.

— 220 volt stove and dryer receptacles.

— G.F.C.I. outlets according to code for your protection.

— Stylish, soft touch, Decora® light switches located at standard height.

— Plan-specific lighting package allowance lets you decorate with light according to your tastes and preferences.

— Thoughtful holiday lighting receptacle installed under soffit and controlled by a separate switch.

— A dedicated circuit for both the refrigerator and sump pump helps ensure these critical products have dependable electrical service. And, being on a dedicated circuit, when these products turn on you need not worry about surges or drops in electric service to sensitive products such as computers.

— Motion detectors in all of our rear foyers turn lights on for you automatically. No more fumbling for the light switch when you come home at night!

Heating Systems

— Energy Star rated Trane 95% high-efficiency natural gas, forced air furnace helps keep everyone warm without breaking the budget. As an added safety measure, the furnace is vented directly through the side of your home.

— The furnace also carries Trane’s limited lifetime warranty on the heat exchange system, minimizing the likelihood of future, costly repairs.

— For improved indoor air quality, health and safety, the sealed combustion furnace incorporates an intake to draw fresh air in directly from the outside.

— Energy Star rated Tran 12 S.E.E.R air conditioner is kind to Mother Nature – and your pocketbook too!

— The air conditioner is backed by Trane’s 10-year limited warranty on the compressor, condenser and evaporator coils, freeing you of worrisome repair bills. Additionally, there’s a 5-year limited manufacturer’s warranty on other air conditioner parts and a 1-year labor warranty.

— The galvanized metal heating ducts in our homes are more durable, provide the most unrestricted airflow, and can be cleaned easier than cheaper duct board.

— The programmable thermostats helps reduce heating and cooling costs by raising or lowering household temperatures when no one is at home.

— By venting the bath exhaust fans and clothes dryer outside as per code (homeowner’s dryer must meet code), you’ll enjoy a healthier home and avoid condensation problems.

Doors and Finish Trim

— You’ll enjoy the solid feel and sound-deadening quality of our solid-core oak doors with 3 – or 6 – panel profiles available and swing doors in closets.

— The oak trim showcased in your new home is more than beautiful – it also resists nicks, scratches and scuffs much better than other trim materials. Select from a variety of standard stain finishes (dark stains or painted trim is extra).

— Select oak staircase railing and you may choose from 7 spindle styles stained and lacquered (dark stains or painted is extra). Please note – some plans call for half walls capped with oak and feature glass inserts on staircases. Refer to the plans or talk with your Heritage Homes representative for more information.

— Vanity mirrors in bathrooms per plan.

— Another evidence we don’t cut corners – you’ll find full jambs on all closets per plan and location. 

— All half walls capped in oak for a coordinated, finished appearance.

Cabinets

— Beautiful and functional custom-finished cabinets make your new kitchen and bathrooms a delight! Pick your stain colors (dark stain colors extra). Pick your wood species (various species of woods at no additional charge).

— For the finishing touch, we include upper and lower crown molding on upper kitchen cabinets.

— Custom laminate counter tops with back splash offer the greatest variety of colors and patterns and are virtually maintenance-free.

— Kitchen island (per plan) is coordinated with your other selections (cabinets, finishes, countertops) for continuity.

— A pull-out trash drawer is included. No more wastebasket overflowing into the sink base cabinet or having the dog get into that tall kitchen wastebasket sitting out in the open!

— Deep pull out drawers to store pots & pans making them easily accessible.

— Laminate bathroom countertops with white drop-in sink, or 1-piece, cultured marble top in bathrooms in your choice of colors as available and where applicable.

— Details matter! We want your home to be exactly what you want, so we provide you a kitchen and bath vanity handle allowance and let you select hardware.

— Our “drop zone” is your recharging center for cell phones, it’s where the mail can pile up and the keys are hung. It’s where you set heavy items on the way into the home and how you liberate your kitchen from clutter and it’s included in your new home!

— We’ve included storage lockers (per plan) in the rear foyer entry of your new home, so you can forget about hearing, “Mom, Dad, have you seen my…”

Exterior Doors

— With our pre-finished white fiberglass insulated door with fiberglass clad frame you can have it all – energy efficiency, durable good looks and low maintenance.

— Satin nickel front door handles are elegant while the matching deadbolt locks protect your family and possessions.

— The rear foyer entrance door (from house to garage, per plan) is also white, insulated fiberglass construction with primed exterior trim. And here’s something you don’t often find – we even include a deadbolt for added security.

— The fiberglass insulated door from the garage to the outside, with fiberglass clad frame and deadbolt lock, is sure to be appreciated when carrying lawn and garden products in and out of the garage.

Interior, Exterior and Ceiling Finishes and Insulation

— 4 mil grade CGSB poly vapor barrier is installed on ceilings and exterior walls to limit water diffusion, reducing moisture and humidity problems including mold.

— R-38 fiberglass batt insulation in vaulted ceilings (per plan) keeps you more comfortable by helping prevent warm air from escaping through the ceiling in the winter.

— R-19 fiberglass insulation on exterior walls cuts heating and cooling bills when compared to traditional 2x4-framed walls.

— R-50 blown insulation on straight or some vaulted ceilings (where applicable per plan) provides our highest level of insulation performance, conserving precious natural resources.

— 1/2” drywall on walls and 5/8” on ceilings.

— Garage air chutes for proper venting of garage attic helps control temperatures in areas adjoining the garage.

— The interior walls and ceilings in your new home will be textured and primed with one coat of latex paint (standard neutral color/one finish coat).

— Choose either light popcorn, stomp or knockdown texture for the 5th wall–your ceilings!

— Scrub-able egg shell enamel antique white paint for finish coat provides a light sheen and easy cleaning. Custom colors available upon request for an additional charge.

Plumbing

— Kohler® quality double-bowl stainless steel kitchen sink and convenient Kohler® single handle with pull out spray faucet make clean up a snap.

— Our Lasco® tub/showers are low maintenance and feature temperature control valves for your safety and obscure glass, chrome doors where applicable (per plan).

— A large 105-gallon Marathon electric hot water tank dependently delivers the hot water you want and carries a lifetime manufacturer’s warranty on the tank.

— PEX water lines are used throughout your home (even the water line to refrigerator for ice maker), delivering hot water more quickly than copper plumbing lines. In addition, PEX will expand if the water inside freezes, then return to its original size/shape when the water has thawed, reducing the likelihood of frozen pipes bursting and causing a water catastrophe in your new home.

— A designer touch found in the master bath is Kohler’s Wide-spread faucet (Chrome standard).

— 2 frost-free exterior water spigots make for easy hose hookup, whether it’s watering your flower garden or washing the car.

— To help protect against possible basement water damage, we install a submersible, quiet-operation sump pump.

— Standard washer/dryer rough-ins included (washer located on left side). If you have a special request regarding the laundry, be sure to let us know!

— The elongated-bowl toilets are more comfortable and sanitary.

— Auto-closing sewer back-flow preventer minimizes the likelihood of this dreaded peril.

— Another evidence of designing homes for how you life – we install a drain in the garage floor as per plan.

Flooring

— Stain-guard nylon carpet makes quick work of cleaning most spills… and it’s crunch-resistant to boot!

— 8 lb. density carpet pad adds comfort and increased wear life for the carpeting.

— Reduced problems associated with small shocks, the carpeting carries a lifetime antistatic warranty as well as a long, 15-year wear-ability manufacturer’s warranty.

— In addition, our included carpet is backed by a 7-year manufacturer’s stain warranty and a 5-year texture retention guarantee. And to top it all off, a lifetime manufacturer’s warranty on the carpet installation.

— Armstrong® vinyl flooring (per plan) in your choice of patterns and styles with a 12-year manufacturer’s warranty. And the low-maintenance finish will give you back a little more time!

— Luxurious and durable, we install laminate flooring backed by a 15-year manufacturer’s warranty in the front foyer, kitchen area and dinette (per plan).

Exterior of your New Home

Garage

— Minimum 4” thick concrete floor with steel reinforced concrete.

— R-9.3 insulated steel overhead doors, make adjoining rooms more comfortable. These proven garage doors carry a lifetime rust-through and 15-year manufacturer’s general warranty.

— 2 separate garage door openers with 3 premium controllers give you the secure, convenient access you expect.

–– We also install a garage overhead door key pad (located on side of garage closest to front entry) for additional, controlled access.

— R-19 insulation on the garage wall adjoining living space in your home and R-11 insulation on the remaining exterior walls will be appreciated, especially if you like to work out in your garage year-round. Note – the garage ceiling is not insulated.

— Sheet rocked garage walls and ceiling throughout (per plan) prove attention to detail is a hallmark of our homes.

— Fixed awning window in garage (as per plan) provides natural light.

— 3’ insulated service door has a 4’x4’ concrete pad (reduces tracking in mud) with light fixture on the exterior of home for added security.
