Basement
— 8” steel reinforced concrete foundation with damp-proof sealer as per approved drawings for a stronger, drier lower level.
— 4” concrete floor over 4” pea rock or sand base.
— Energy-saving dual pane, argon gas-filled windows as per plan bathe the lower level in natural light as well as offering emergency egress.
Wood Framing
Floors
— Sturdy ¾” OSB sub floor glued and screwed down (where applicable) delivers a sturdier floor and reduces annoying squeaks.
— Smooth, stable high-density board or equivalent under vinyl flooring where applicable (included in flooring allowance) creates a better quality finished floor.
— Additional continuous strapping on main floor system provides lateral stability to the floor trusses and prevents them from twisting.
— Engineered open web floor trusses 19.2” on center help provide you a quieter, stronger floor. Due to their greater strength, floor trusses allow for longer spans, making more open spaces with fewer columns possible. Floor trusses also make better use of our natural resources by helping preserve old-growth forests.
Exterior Walls
— 2x6 framed exterior walls, 16” on center provide extra room for added insulation to ensure your comfort and lower energy bills.
— 7/16” OSB sheathing, Brace Rite sheathing or similar (where applicable) is used to create a stronger, safer home better able to withstand severe weather than homes built with foam sheathing.
— Barricade® house wrap installed where applicable helps reduce air leaks in and out of your home, helping maintain more even temperatures throughout.
Interior Walls
— 2x4 framed interior walls, 16” on center.
Roof
— Engineered roof trusses 24” on center (per plan) reduce expensive jobsite framing waste, create a more solid roof system, and make better use of our wood natural resources.
— 7/16” OSB sheathing with H Clips for a stronger roof.
— 3’ ice shield on all roof edges helps prevent costly ice damage.
— 30-year manufacturer’s warranty asphalt shingles in a choice of standard colors to complement your new home’s exterior.
Stairs
— The main staircase to the upper floor includes closed risers—so that nothing that is dropped can fall through an opening between the risers-- with appropriate finishing materials (per plan.)
Exterior Finish of your New Home
Front, Side and Back of Home
— Mentally freeing! With the combination of brick and vinyl siding (according to standard elevation) you can forget about ever having to paint the outside of your new Heritage Home. Select from among the many standard colors offered (per plan.)
Soffit/Fascia/Gutters
— Continuous vented aluminum soffit helps keep roof temperatures cooler in the summer, reducing demand for air conditioning and utility costs. Matching aluminum fascia and eave troughs are maintenance-free and the downspouts for your home swing up and out of the way for ease of yard work.
— These soffits, fascia and gutters are pre-finished, available in your choice of standard colors, and are backed by a lifetime manufacturer’s warranty against peeling and flaking.
Windows
— The single-hung windows feature energy-efficient dual pane construction with low-e glass and include insect screens (per plan.)
Electrical
— 200 amp service installed. Talk to us if you have special electrical needs or intend to enjoy amenities such as a hot tub.
— 2 weatherproof exterior outlets for your convenience.

Interior Finish of your New Home
— The oak trim in your new home is more than beautiful, it resists nicks, scuffs and scratches much better than softer woods typically used. Select from a variety of stain colors (bleaching, dark stains or solid paint trim is extra).
— Attractive, painted, hollow-core Masonite interior doors or you may select (for an added fee) flush oak doors stained to match your oak trim (dark paint colors or dark stain is extra).
— Another evidence we don’t cut corners—you’ll find full jambs on closets (per plan and location.)
— For your safety we include half walls on staircases as per plan. Half walls also provide you with the convenience of low-maintenance.
— Unlike some other builders, we include bathroom vanity mirrors (per plan.)
Cabinets
— Few cabinet choices can compare to our oak kitchen cabinets with matching ends, finished with your choice of standard available stain colors. And for your convenience, some cabinets offer adjustable shelves!
— Upper crown molding on upper kitchen cabinets add a beautiful touch for almost any decor.
— Laminate counter tops with back splash over the greatest variety of colors and patterns, and are virtually maintenance-free.
— While other materials may be cheaper, our cabinets come with full wood interior box lining.
— We continue the timeless beauty of oak for bathroom vanities, finished with your choice of standard stain colors.
— Cultured marble or laminate bathroom vanity tops in bathrooms are easy-care and come in a choice of colors (as available and where applicable.)

Exterior Doors
— Fiberglass insulated front entrance door won’t rot, split, or warp; They are also virtually indestructible. Standard white finish.
— Front door handles with deadbolt lock with an elegant satin nickel finish.
— The white, insulated fiberglass door from garage into the house also features a deadbolt lock for added security (per plan.)
Appliances
— Select the colors and features you want most in your new appliances using the appliance allowance included in sale price. Note—if your appliance selections exceed the allowance, you will need to pay the difference.
— Hardware-Knob Handles
— Stylish satin nickel finish doorknobs in your choice of standard styles on interior doors.
— Matching locking satin nickel doorknobs for bathrooms and bedrooms.
— Corresponding satin nickel closet hardware throughout the home.
Interior, Exterior and Ceiling Finishes and Insulation
— 4 mil grade CGSB poly vapor barrier is installed on ceilings and exterior walls to reduce potential moisture problems.
— R-38 batt insulation on vaulted ceilings (per plan) keeps you more comfortable by keeping warm air from escaping through the ceiling in winter.
— R-19 fiberglass insulation on exterior walls reduces heating and cooling costs compared with traditional 2 x 4 construction with R-13 insulation.
— R-50 blown insulation on straight or vaulted ceilings where allowed per plan provides our highest level of insulation performance and conserves natural resources.
— ½” drywall on walls and 5/8” on ceilings.
— Interior walls and ceilings textured, primed with one coat of latex, standard antique white color with one finish coat.
Exterior of your New Home
— Steel reinforced concrete approach and driveway.
— Brick/site cast concrete step.
— Steel reinforced concrete sidewalk from front step to driveway.
— Lots rough graded, as weather permits, according to grades set by local and state code requirements.
— Steel window wells if required and per plan.
— Additional fill (in or out) or black dirt (in or out), if required, to complete rough grade and any other unexpected construction related issues such as additional permit costs, locating and connecting sewer, water, and gas lines above the normal span, the removal of trees, and any cost due to poor soil conditions that would require more sand and/or taller concrete walls are the responsibility of the buyer.
Garage
— Minimum 4” thick sand base floor with steel reinforced concrete.
— Insulated steel overhead doors help make adjoining rooms more comfortable. These doors carry a lifetime rust-through and 15-year manufacturer’s general warranty.
— Especially in inclement weather, you’ll appreciate having a garage door opener (on double door only) with controls installed (per plan).
— 5/8” sheet rock on house/garage wall (per code.)
